Local adjustment of detailed planning for construction of Viet Han Industrial Zone

People's Committee of Bac Giang province has just issued a Decision approving the local adjustment of the detailed planning for construction of Viet Han Industrial Zone, Viet Yen district (now Viet Yen district-level town), Bac Giang province (scale 1/500).

Accordingly, land use planning is adjusted. Specifically, location 01 is adjusted to reduce a part of water surface land (MN01, MN02), green land (CX4), industrial land (CN12) to green land (CX-4). The boundary of land lot HTKT2 is adjusted according to the Minutes of Agreement between the Power Grid Management Board and FUJI Phuc Long Development Company Limited. Land lot HTKT-1 is adjusted and expanded to ensure land fund for construction of phase II wastewater treatment station.

part of industrial land lot CN14 of location 02 is adjusted to HCDV3 land and part of green land.

Location 03, drainage ditch route T6 (Section from boundary marker No. 5 and connecting to existing canal route T6 running between land lots CN13, CN14 and CN15, CN16 connects to existing ditch at boundary point 66 , 67) is adjusted according to the plan running along the boundary of Viet Han industrial zone connecting with the existing canal running along the Hanoi - Bac Giang expressway frontage road to ensure technical requirements and convenience for later exploitation management of the T6 canal route. Part of land lot CN16 is adjusted and removed to arrange HCDV land and extended N5 road. A part of HCDV1 land is adjusted to HTKT4 land to arrange a fire station according to fire prevention and fighting regulations.

Location 04, CN-11 land is reduced to arrange HCDV4 land and the alignment of the last section of route D4 is adjusted to ensure connection with the existing road of the residential area. Location 05, a part of CN10 land area is cut off to arrange land MN-03 (ensuring to maintain the current N2 irrigation ditch and ditch corridor according to regulations). Land fund CX-5 is arranged to return cemetery land to Duc Lien village. The technical specifications of land lots in the administrative and service area in the project is adjusted as follows: Adjust the maximum floor height from 4 floors to 9 floors; maximum land use coefficient from 2.8 times to 6.3 times.

In addition, technical infrastructure systems is adjusted such as internal traffic systems, rainwater drainage systems, water supply systems, wastewater drainage systems, and power supply systems.
